So here’s a quick collection of some of the questions people ask us regularly on a day to day basis …. along with our answers. Q:  Will you be listing my Texas mobile home on the MLS or actually buying it?
A:  Great question. No, we are professional manufactured and mobile home buyers: We buy mobile homes in San Antonio, New Braunfels, San Marcos, Seguin and many other cities all over central Texas, that meet our purchasing criteria. From there, we may repair the mobile home and resell to another mobile home owner for cash or sell it with owner financing. We don’t keep any mobile homes as regular rental properties. In certain scenarios we are able to offer a slightly higher price for your manufactured home by signing a Purchase and Sale Agreement, then marketing and selling the mobile home for you. In this agreement we do not charge a commission like an agent. We simply agree on a price, put it in writing, then market the home for you to our list of cash buyers, and secure an end buyer. This process takes less than 30 days and we have done it successfully many times. But of course our preference is always to purchase the mobile home ourselves directly from you for cash. 💵

Q:  Do you pay fair prices for properties?
A:  Many of the Texas mobile homes we purchase are below market value, often because of the repairs they may need (we do this so we can resell at a small profit to another mobile home owner). We are looking to get a fair discount on a mobile home or manufactured home. However, in our experience, many sellers aren’t necessarily expecting a huge “windfall” on their manufactured home but rather appreciate that we can offer cash, we close very quickly (no waiting for financing), and no time or effort, or expense is required on your part of fixing up the property or paying agent fees. Q:  How do you determine the price to offer on my Texas mobile home?
A:  Great question, and we’re an open book: Our process is very straightforward. We look at the location of the mobile home, what repairs are needed, the current condition of the property, the age and size of the mobile home, number of bedrooms and bathrooms, wether or not the mobile home needs to be moved, does it have central AC or window units, and the value of comparable mobile homes sold in the area recently. As you may or may not know, Texas mobile home values have taken a hit in the last year with the economy slowing down, homes are sitting on the market, interest rates have gone through the roof and more people out of work. But we take many pieces of information into consideration… and come up with a fair price that works for us and works for you too. Prices will vary from city to city and park to park for the same mobile home. Most people understand that manufactured homes will depreciate, or lose value over time. However, if they are taken care of well and maintained it helps slow that depreciation so you can get the highest price possible, so please take good care of your mobile home! Mobile homes attached to private property being sold with land can go up in value over time, if the mobile home and land are being sold together. This is due to the land going up in value or improvements that have been made to the property aka forced appreciation.

Q:  Are there any fees or commissions to work with you?
A: This is what makes us stand out from the traditional method of selling your Texas mobile home: There are NO fees or commissions when you sell your mobile home to us. We’ll make you an offer, and if it’s a fit then we’ll buy your mobile home (and we’ll often pay for the closing costs too!). No hassle. No fees. Q:  How are you different from a real estate agent?
A: Real estate agents list properties and hope that someone will buy them. The agent shows the properties to prospective buyers if there are any (the average time to sell a property in many markets right now is 6-12 months) and then takes a percentage of the sale price if they find a buyer. Oftentimes, the agent’s commission is 3-6% of the sale price of your mobile home (so if it’s a $100,000 mobile home, you’ll pay between $3,000 – $6,000 in commissions to an agent). Agents provide a great service for those that can wait 6-12 months to sell and who don’t mind giving up some of that sale price to pay for the commissions. But that’s where we’re different: We’re not agents, we’re mobile home buyers. Our company actually buys mobile homes. We don’t list mobile homes like an agent, occasionally we will sell a mobile home for someone but there is no commission. Since we’re actually the ones buying the mobile home from you, and we pay with all cash… we can make a decision to buy your mobile home within 24 hours after seeing it (sometimes the same day). Again, we make our living by taking the risk to buy the mobile home with our own cash, repair the mobile home, and market it ourselves to find a buyer (which is the hard part in this market).
